UP Tenancy Act: Need for UP Rent Control Act

There has been a wariness between landlords and tenants for at least the past 50 years. Neither side trusts the other. Due to this, many properties remain vacant. Model Tenancy Act 2019, also known as the Model Rent Act, was enacted by the Union Ministry of Housing and Municipal Affairs to resolve this issue.

A model or set of principles, as the name implies, can be described as this. Indian state governments, not the Union governments, have the power to enact laws governing rent and tenancy. The UP-Rent control act, which went into effect just recently, is a model legislation.

Therefore, the model tenancy act will be used as a framework. States adjust their tenancy laws or repeal old legislation and introduce new legislation every year. Once the Governor of Uttar Pradesh approves it, the Uttar Pradesh Regulation of Urban Premises Tenancy Ordinance, 2021, becomes law. Tenant-related problems are prevalent in Noida, Greater Noida, and Ghaziabad, which have dense populations.
